CSC intended to expand and consolidate all its operations in Noida into a large campus facility. They were on the lookout for a land parcel of about 10 acres in the institutional zone for the same.
Indus CRE leveraged its land database and landlord relationship. We were able to offer an exclusive piece of prime land to suit CSCs requirement. This was not in the market. Now, they wanted a developer to build the facility for them. The developer had to be creditworthy and to have developed similar facilities in India. We identified land owner and introduced them to CSC and the landlord and a JV agreement executed. DLF built the facility of 1 million within the scheduled time frame.
The Emerson Electric Co. is an American multinational corporation headquartered in Ferguson, Missouri, United States. This Fortune 500 company manufactures products and provides engineering services for a wide range of industrial, commercial, and consumer markets.
Emerson intended to consolidate its operations by going into a campus facility. All three business verticals wanted to have a composite unit to house the design centre, corporate office and the laboratory with special requirements. Ideally, they wanted to purchase the land and then build it on their own or have a developer to make a build-to-suit facility for them and purchase it or enter into a long-term lease.
Surveyed the entire market and submitted various options to the client.. A comprehensive comparative analysis was submitted to the client of all the options including EHS issues. Based on our study, the client was able to zero down on two options for negotiations and ultimately finalized a property after simultaneous negotiations with both the developers.
GlobalFoundries Inc. is a U.S.-based semi-conductor manufacturer headquartered in Malta, New York, United States. Considering their long-term business plans, GF wanted to exercise their option to renew their leases of approx. 110,000 SF for another 5-years. We started off with transacting a new lease of about 43,000 sft which was a contiguous floor to the current leases.
The renewal terms were in-built in the ongoing lease, and it was an auto-renewal and the client felt that there was no reason to approach the LL. But Indus CRE had other plans and the market had mellowed down. Indus CRE convinced the Client to allow them to negotiate the renewal terms and it was challenging as there were multiple LLs and had their task cut-out. We drove home the point of a Fortune 100 company continuing the lease for another 5-years, which otherwise would be an opportunity loss to the LL, if they vacated. We were able to soften some of the terms including waiver of lock-in period, and bring down the rentals, achieving a cumulative savings of 18% over the lease term besides co-terminus of all the leases with multiple LLs.
The Guardian Life Insurance Company of America is one of the largest mutual life insurance companies in the United States. Based in New York City, it has a network of over 3,000 financial representatives in more than 70 agencies nationwide.
Guardian’s objectives were to consider all relocation options given climbing rental rates, consider options within a mile radius of current location, survey spaces outside radius to find lower costs, and complete transaction within stipulated time and with discretion.
Indus CRE depth of knowledge and understanding of the local market conditions ensured that Guardian was able secure the right space as and when required. As a result, all transactions were carried out in three cities simultaneously and with great precision. The final properties chosen were transacted below market rates in record time and all the locations were closed in time and to the satisfaction of client’s staff.

Herbalife India objective was to expand, consolidate and space retention mode in many locations in India. The initial assignment was to add to their existing office in Bangalore & relocate an office in Mumbai. The challenge was to offer a facility which is close to their existing facility and also would serve as an office-cum-distribution centre-cum-warehousing, but at the same time to have visibility
Indus CRE leveraged it’s data base and relationship with various landlords and offered most suitable facility in Bangalore & Mumbai. The deal was negotiated and structured at rates well below the market rates with value adds such as additional car parking space, sufficient rent free period etc.
IMS Health (now IQVIA) is an American company that provides information, services and technology for the healthcare industry. IMS’s objectives were to consolidate various facilities onto one campus, identify a state-of-the-art facility that met international standards and was near their existing facility and survey spaces outside outlined radius to find lower costs.
Indus CRE depth of knowledge and understanding of the local market conditions ensured that IMS was able secure the right space as and when required. We leveraged their database across the Bengaluru South micro-market to identify spaces that fit the client’s requirements, composed survey of the best of Grade A facilities and included each building’s benefits and disadvantages which allowed IMS to make an informed decision based on the immediate occupancy, economics viability, location and infrastructure. As a result, acquisition was completed in a record four-months’ time frame against an anticipated timeline of seven to eight months.
RealPage is an American multinational corporation that provides property management software for the multifamily, commercial, single-family and vacation rental housing industries wanted to expand in ready to move-in office in SEZ facility, Hyderabad, India.
Indus CRE was appointed to assist them in this endeavour. RealPage did not want to incur Capex on the tenant improvements and helped them in identifying such a building wherein the LL was open to furnishing the space per the client’s specifications and requirements and rentalise the same. Indus CRE also structured a long- term lease to lower the monthly rental outflows.
Scientific Games Corporation is an American corporation that provides gambling products and services to lottery and gambling organizations across the globe. The company is headquartered in Las Vegas, Nevada with lottery headquarters and production plant in Alpharetta, Georgia. They intended to renew their Bangalore lease to take advantage of the pandemic situation to gain better terms.
We provided them with market Comps of the micro-market, developed negotiation strategy with their management team including creating threat perception in the mind of the landlord of vacating the space. We floated an RFP in the market to build competition. This worked nicely in our favour.
Our negotiation tactics paid dividends and we were able to achieve a 16% savings on the quoted rentals, but also provided value add in terms of reduced annual increments, no escalations on deposits and rent-free period (which is usually not provided for by the LL in case of renewals). We also assisted in smooth documentation process to close out.
